As our Real Estate Research Expert, you are the analytical engine behind our acquisition and recovery operations. You’ll uncover hidden opportunities, track down rightful property owners, and enable real financial wins for our clients—and for our team. This role blends deep property research, data intelligence, skip tracing, and title mastery to fuel investment decisions and surplus fund claims.

Title Examiner Certifications a plus Technical Skills: Property Research, Chain of Title with all documents history, O&E Report (Ownership & Encumbrance(, Lien Leads (Tax, Violation, HOA, PACE, Utility & Mechanics Lien, etc.). Foreclosure, Tax-Delinquent Leads, Probate, Divorce, Vacant Land Leads, Auction, County Clerk Records, etc.). Analytical Mindset: Strong ability to analyze complex data, identify patterns, and draw actionable conclusions. Attention to Detail: Exceptional organizational skills and a commitment to accuracy in all aspects of work. Communication Skills: Excellent written and verbal communication skills, with the ability to present findings clearly and concisely. Self-Motivated: Ability to work independently in a remote environment while meeting deadlines and exceeding expectations. Real Estate Knowledge: Deep understanding of real estate laws, foreclosure processes, and surplus/overage recovery. Responsibilities
🧭 Key Responsibilities
As a Real Estate Research Expert, you will play a pivotal role in identifying, validating, and unlocking high-value opportunities in real estate and surplus recovery. Your core responsibilities include:
🔍 Title & Surplus Research
- Conduct advanced title and abstract searches to trace ownership, liens, probates, tax delinquencies, and encumbrances.
- Research surplus/overage opportunities by identifying eligible unclaimed funds and verifying rightful claimants.
- Continuously update aging leads and discover new surplus recovery opportunities in targeted counties.
🎯 Skip Tracing & Lead Verification
- Use advanced skip tracing tools and investigative logic to locate hard-to-find individuals (owners, heirs, trustees).
- Gather complete contact profiles including emails, phone numbers, addresses, and associated parties.
- Ancestry and Heir Search and discover including building family tree and using key tools like Obituary pulls, Ancestry.com , https://www.findagrave.com/
🏘️ Property & Foreclosure Lead Research
- Pull weekly leads for tax deeds, surplus, and real estate in target markets.
- Evaluate pre-foreclosure, foreclosure, and REO properties to identify high-potential assets for acquisition or recovery.
- Assist in creating closing packages, including drafting and recording deeds.
📞 Occasional Client Engagement
- Occasionally answer incoming lead calls and complete a client intake survey/questionnaire to assess opportunities.
- Occasionally conduct on-demand property valuation research for land, commercial, or residential properties (training provided).
📊 Reporting & Data Accuracy
- Maintain up-to-date, organized data in CRM systems.
- Present clear, actionable insights from your research findings to support team decision-making.

Compensation
Base Salary $2.5-$11/hr + Performance-Based Bonuses & Commissions
